We received the following information from El Paso County:
"I’m writing to share a recent experience our office had while posting Treasurer’s Deeds on two delinquent properties in El Paso County. During these postings, we encountered elderly homeowners—each over age 70—who stated they were working with a third party entity calling itself the Colorado Tax Relief Agency. Both owners reported they believed the company was helping them resolve delinquent taxes and prevent loss of their homes, and in both cases the representative had been meeting with them in person at their residences.
During these conversations, several concerns arose:
• Owners said they were discouraged from communicating with the Treasurer’s Office, being told that we could not and would not assist them.
• The company’s proposed “assistance” required the owners to sign a deed transferring full ownership of their property to the third party.
• This transfer was described to the owners as a way to “protect their credit.”
• From our discussions, owners did not appear to understand that they were conveying their entire ownership interest rather than entering into a loan or similar financing arrangement.
• The company’s website claims to help homeowners pay delinquent property taxes but does not disclose that its services may involve taking title. The footer references Caribou Conservation LLC, not the Colorado Tax Relief Agency.
Members of the EPC Sheriff’s Office were present for both encounters and shared the same concerns. They assisted in warning the owners about potential fraud and the risks of signing property transfer documents." ~ El Paso County Treasurer
